Quick answer: to get more listings as a real estate agent in Dubai, be the agent owners find while they are deciding. Sellers and landlords do not search "best agent"; they search how selling works, what their property is worth, how to sell a mortgaged unit or sell from India, how the rental index affects their rent and what a landlord must maintain. Publish a page for each of those questions, a page for every building and community you know properly, and Arabic versions of the main ones. Then keep farming the same areas through past clients and referrals. Buyers are plentiful in Dubai; owners willing to sign a listing agreement are the scarce side, and the agents who answer owners' questions first win more of them.
Why listings are the scarce side of Dubai real estate
Ask any brokerage manager in Dubai what limits growth and the answer is rarely buyers. Portals deliver enquiries every day. What runs out is stock: owners who will sign with you, at a price that sells, for long enough to market the property properly.
The rules make that scarcity concrete. Under Dubai Land Department rules an agent needs a written agreement with the owner, the RERA Form A for a sale, before marketing a property, and every advertisement needs a Trakheesi permit with its QR code. No signed owner, no listing. And no listing means no advert, however many buyers are waiting.
The scale of the owner side is easy to miss. Dubai recorded more than 270,000 real estate transactions worth AED 917 billion in 2025, a record, as Gulf News reported from the Dubai Land Department's full-year figures. In the same year it registered more than 513,000 new tenancy contracts and more than 514,000 renewals, and 129,600 people bought into Dubai property for the first time. Rentals generate more listing events than sales, and every first-time investor is a future landlord or seller. Add more than 24,500 new homes completed in the first half of 2026 alone, by DLD's count, and the supply of new owners deciding what to do with a unit keeps growing.
How sellers and landlords search
On 4 November 2026 we typed the obvious first words into Google with UAE settings, in English and Arabic, and noted what autocomplete suggested. It is not a volume tool, but it shows what owners ask before they call anyone.
| The owner | Suggestions Google offered (UAE, 4 Nov 2026) | What they need |
|---|---|---|
| ★ A seller working out the process | how to sell mortgaged property in dubai · poa to sell property in dubai · how long does it take to sell property in dubai · how easy is it to sell property in dubai | Steps, timelines and costs in plain words |
| A seller abroad | how to sell property in dubai from india · dubai property management for indian investors | How to sell or let without flying in |
| An owner pricing a unit | property valuation dubai land department · property valuation dubai for golden visa · property valuation dubai online | An honest range, and who does formal valuations |
| ★ A landlord | how to rent my property in dubai · dubai rental index calculator 2026 · landlord maintenance responsibilities dubai · dubai landlord tenant law | The letting process, the rent they can charge, their obligations |
| An owner going it alone | how to sell property in dubai without agent | The truth about doing it yourself, which is also your best pitch |
| An Arabic-speaking owner | اريد بيع شقتي · تقييم عقار دبي | The same answers, in Arabic |
Two things stand out. First, owners search the process and the price, not the agent. Nobody types "best listing agent Dubai Marina"; they type the question they are stuck on, and they list with whoever answered it well. Second, overseas owners are a large and underserved group. An investor in Mumbai or London selling a Dubai flat searches from home, often in the evening, and wants to know how a power of attorney works and whether they need to travel. A brokerage with a clear page for them is competing with very few others. Pages for owners abroad, ranking in their home markets, are international SEO work rather than a Dubai-only contest.
The seller pages that win listings
Most brokerage websites are built for buyers: a search bar, listings, area guides. That is the half the real estate SEO page covers. The seller half is usually one form that says "List your property". It answers nothing an owner is actually asking.
| Page | Answers searches like | Must show |
|---|---|---|
| ★ How selling works in Dubai | how long does it take to sell property in dubai | The steps from Form A to transfer, typical timelines, every cost the seller pays, what you do at each step |
| Selling a mortgaged property | how to sell mortgaged property in dubai | Liability letters, settling the bank, how the transfer day works |
| Selling from abroad | poa to sell property in dubai · how to sell property in dubai from india | Power of attorney, signing remotely, how funds are paid out |
| What is my property worth | property valuation dubai online | Recent transactions, what moves price, an appraisal request, and when a DLD-registered valuer is needed |
| One page per building or community you know | The building's own name | What sold and let there recently, service charges, what buyers ask about it, your record there |
| Selling without an agent | how to sell property in dubai without agent | An honest account of the work involved, and what an agent adds |
| Arabic versions | اريد بيع شقتي | The selling, valuation and building pages, written natively |
Do not fake the valuation. An "instant valuation" form that emails back a flattering number is the oldest listing trick, and owners know it. A page that shows what actually sold in the building, explains why one unit fetched more than another, and offers a proper appraisal visit wins the owner who wants the truth. That is the owner whose listing sells.
Answer the do-it-yourself question honestly. Owners who search for selling without an agent are the most informed people in your market. A page that sets out what they would have to handle themselves, permits, viewings, negotiation, the transfer, earns their respect and, often, their listing.
The landlord pages that win rental listings
Rental listings come round every year, which makes landlords the most valuable relationship a brokerage can win. They also search more than sellers do, because the rules keep changing.
The Dubai Land Department's Smart Rental Index, launched in January 2025, rates residential buildings from one to five stars, and the rent a landlord may charge, or raise, follows from that rating within the limits of Decree No. 43 of 2013. Landlords check the calculator on DLD's website and in the Dubai REST app, and "dubai rental index calculator 2026" is one of Google's own suggestions. An agency that explains the index building by building, in plain words, is answering the question every landlord asks before renewal season.
| Page | Answers searches like | Must show |
|---|---|---|
| ★ The rental index, explained | dubai rental index calculator 2026 | How star ratings work, what the index means for a renewal, examples from buildings you let in |
| How to rent out your property | how to rent my property in dubai | Listing, viewings, Ejari registration, cheques and deposit, what you handle |
| Landlord obligations | landlord maintenance responsibilities dubai | Who fixes what, how disputes are handled, where to check the law |
| Owners abroad | dubai property management for indian investors | Letting and managing without visiting, reporting, fees |
| New owners at handover | The questions owners ask when keys arrive | Snagging, furnishing, letting long-term or short-term |
The handover moment deserves its own effort. A first-time investor who has just collected keys must decide quickly whether to live in, let long-term or let short-term, and the agent who explains that choice clearly usually gets the listing. If short-term letting is part of the decision, our guide to direct bookings for Dubai holiday homes covers that side.
How new agents get listings in Dubai
"How to get listings as a new real estate agent" is one of Google's own suggestions, and the honest answer is depth before breadth. Pick one or two buildings or communities. Learn every transaction there from Dubai Land Department data. Write the building page your brokerage does not have yet, with what sold, what let, the service charges and the questions tenants and buyers ask. Ask past buyers who now own there whether they plan to let or sell. Earn a review from every owner you help.
A new agent will not outrank a large brokerage for "Dubai Marina". They can become the clear answer for one tower, and owners in that tower will find them. Brokerages can build the same habit into their structure: each agent owns a patch, and the site carries their building pages under the brokerage name rather than scattered personal websites.
Listing acquisition strategy: every channel compared
| Channel | Brings | Costs you | Watch out for |
|---|---|---|---|
| Past clients and referrals | The warmest listings | Staying in touch | Nothing, except neglect |
| Farming a building or community | Repeat listings in one place | Time and local knowledge | Spreading too thin |
| Cold calling | Some listings, many refusals | Agent hours | Telemarketing rules since August 2024: no personal numbers, the Do Not Call Registry, fines from AED 10,000 to AED 150,000 |
| Social media | Visibility | Content time, plus a Trakheesi permit on every property post | Reach without intent |
| ★ Search and your own site | Owners who are already deciding | Content and time | Pages that read like adverts instead of answers |
The telemarketing row is worth reading twice. Cabinet Resolution No. 56 of 2024, in force since 27 August 2024, bars individuals from making marketing calls from personal numbers and protects people on the Do Not Call Registry; Resolution No. 57 sets the fines. A listing strategy that relies on agents dialling owners from their own phones has a legal problem as well as a conversion problem. Owners who arrive through search have chosen to look.
| Measure | How | Why it matters |
|---|---|---|
| ★ Owner enquiries by page | A hidden field on the form, or the landing page in your CRM | Shows which seller, landlord and building pages earn listings |
| Enquiry to signed Form A | Mark each owner enquiry that becomes a signed agreement | Separates curious owners from ones ready to list |
| Days on market for search-won listings | Compare with listings from other sources | Owners who researched first often price more realistically |
| Landlords retained at renewal | Count landlords who re-list with you the following year | The compounding part of the business |
Getting named when owners ask ChatGPT
"Which agency should I list my two-bedroom in Dubai Hills with?" is the kind of question owners now put to ChatGPT or Google's AI Mode. The answer names agencies whose pages state plainly which buildings and communities they work in, what they have sold or let there, how they market a listing and what they charge, and whose reviews say the same. "Your trusted real estate partner" gives an assistant nothing to repeat. A sentence such as "We have let 140 apartments in Jumeirah Village Circle since 2022 and list every rental with a Trakheesi permit within 48 hours" gives it something to quote, and it belongs on the building page and the homepage. Our ten checks for when ChatGPT does not mention your business apply to brokerages as they are.
What it costs, and how many listings pay for it
Our SEO retainers are AED 3,399, AED 5,499 and AED 8,299 a month, set out on our SEO packages page. A boutique brokerage with one or two communities is usually well served by Starter; a brokerage building seller, landlord and building pages across several areas needs Mid; a large brokerage adding Arabic and overseas-owner pages at scale is the Rapid Growth case.
Worked example: a ten-agent brokerage in Jumeirah Village Circle. Illustrative. Strong on rentals, weak on sales listings, and almost all owner leads from cold calls. Months one to three: a how-selling-works page, a rental index explainer with examples from the towers it lets in, a landlord obligations page, and building pages for its twelve busiest towers. Months four to six: pages for owners in India and the UK, Arabic versions of the selling and valuation pages, reviews requested from every landlord after each renewal. If search brings one sale listing a month that closes at AED 20,000 to the brokerage and two extra lets a month at AED 5,000, that is AED 360,000 a year against AED 65,988 for a year of Mid, and the landlords come back next year.
Frequently asked questions
How do real estate agents get more listings in Dubai?
By being the agent owners find when they are deciding, not only the one who calls them. Publish pages that answer sellers' and landlords' real questions: how selling works and what it costs, selling a mortgaged property or from abroad, what a property is worth, how the rental index affects rent, what a landlord must maintain. Add pages for the buildings and communities you know, and keep farming those areas through past clients and referrals.
How do new real estate agents get listings in Dubai?
Pick one or two buildings or communities and become the obvious expert in them. Learn every recent transaction from Dubai Land Department data, write the building or community page your brokerage does not yet have, ask past buyers who now own there whether they will let or sell, and earn reviews from every owner you help. Depth in one place beats a thin presence everywhere.
Do I need a signed agreement before advertising a property in Dubai?
Yes. Under Dubai Land Department rules an agent needs a written agreement with the owner, the RERA Form A for a sale, before marketing a property, and each advertisement needs a Trakheesi permit, which carries a QR code on the listing. Rules and fines change, so confirm current requirements with DLD. This is not legal advice.
Can real estate agents cold call property owners in the UAE?
Only within the telemarketing rules in force since 27 August 2024. Cabinet Resolution No. 56 of 2024 bars individuals from making marketing calls from personal numbers and protects the Do Not Call Registry, and Resolution No. 57 sets fines from AED 10,000 to AED 150,000. Calls from a registered company line must still meet the resolution's other conditions, so check them before any calling campaign. This is not legal advice.
Should real estate agents publish property valuations online?
Publish honest ranges, not instant numbers. A page that shows recent transactions in a building, explains what moves price and offers a proper appraisal earns trust and seller enquiries. Formal valuations for mortgages or the golden visa come from valuers registered with the Dubai Land Department, and the page should say so.
How do I get my agency recommended when owners ask ChatGPT?
State in plain text which buildings and communities you list in, how many units you have sold or let there, your fees and how you market a listing, and keep those facts consistent across your site, portals and Google profile. Owners asking an assistant which agency to list with get answers drawn from pages and reviews that say exactly that.
If you would rather have this done, we build seller, landlord, building and Arabic pages for Dubai brokerages and report against listing enquiries, not rankings. Ask us for a free audit and we will show you which owner searches in your communities nobody is answering yet.
