Quick answer: to get direct bookings instead of Airbnb in Dubai, be findable where guests search before they open an app. That means a direct booking website with a page for each area and property type you offer ("villa with private pool Dubai", "short term rental Dubai Marina", monthly stays); a Google Business Profile for your staffed office, since Google does not allow one per unit; your units in Google's vacation rental listings through your channel manager, which sends guests to your site with no Google fee; pages in Arabic and the other languages your guests use; and a brand name that last year's guests can search. Keep Airbnb for reach. Since most hosts now pay Airbnb a 15.5% fee, every booking you win directly is worth noticeably more.
Why direct bookings matter more since Airbnb's fee change
Airbnb's help centre, as read on 25 October 2026, says most hosts now pay a single host-only fee of 15.5%, with some paying between 14% and 16%. The older split fee, where the host paid 3% and the guest paid 14.1% to 16.5% on top, is being phased out, and hosts who are moved cannot switch back. On an AED 1,000 booking, the host-only fee leaves AED 845. A direct booking leaves AED 1,000, less your card fees.
That gap is the whole argument. Nobody sensible leaves the platforms: they bring guests who would never have heard of you, and in a city full of hotels competing for the same visitors, reach matters. The goal is a mix in which the platforms bring the first stay and your own channels win the second, the long stay and the family that searched for exactly what you have.
One rule comes before any marketing. The Dubai Department of Economy and Tourism (DET) states that all apartments and villas must be registered and approved by DET before they are listed, and that applies to your own website as much as to Airbnb. Show the permit number on every unit page. It reassures a guest who is about to pay a company they found on Google rather than a platform they already trust.
Where your guests search, and in which language
Dubai's guests come from everywhere, and they plan from home.
Dubai welcomed a record 19.59 million international overnight visitors in 2025, as Gulf News reported from DET's full-year figures. The GCC and the wider MENA region together sent about 26% of them, and many of them search in Arabic. CIS and Eastern European guests often search in Russian; Western Europe in English, German, French and Italian. A site that exists only in English competes for a slice of its own market.
On 25 October 2026 we typed the obvious first words into Google with UAE settings, in English and Arabic, and noted what autocomplete suggested. It is not a volume tool, but it shows how guests ask.
| What guests want | Suggestions Google offered (UAE, 25 Oct 2026) | The page that answers it |
|---|---|---|
| ★ A villa with a pool | villa with private pool dubai for staycation · villa with private pool dubai booking · holiday villas in dubai with private pool | A private-pool villas page with real photos and the full price |
| An area | short term rental dubai marina · short term rental dubai creek harbour · holiday home dubai jvc · airbnb dubai near burj khalifa | One page per area where you have units |
| A longer stay | holiday homes dubai monthly · short term rental dubai monthly · furnished apartments for rent in dubai daily basis | A monthly-stays page with monthly prices |
| Arabic, for families | فلل للايجار اليومي في دبي مع مسبح خاص · شقق مفروشة للايجار اليومي دبي · شاليهات دبي للعوائل | Arabic villa and family pages, written natively |
| The operator itself | holiday homes dubai contact number · holiday homes company dubai reviews · best holiday home company dubai | Your brand ranking first for your own name |
| An honest opinion | short term rental dubai reddit · airbnb dubai reddit | Reviews and mentions you do not write |
Three of these rows are direct-booking opportunities hiding in plain sight. Monthly stays are long, high-value bookings on which a percentage fee hurts most. Arabic family searches for private-pool villas are a specific, well-funded demand most operators answer only in English. And people searching an operator's name and phone number are trying to book direct already; the only question is whether your site or a platform listing answers them.
When Dubai's guests book
Demand peaks in the cool months. December 2025 was the first month in which Dubai received more than two million international overnight visitors (2.04 million), beating the previous record of 1.94 million in January 2025, by DET's figures. GCC families travel around Eid and the school holidays, Europeans through the winter, and summer is the quiet season, when monthly stays and residents' staycations carry the calendar. Pages need to rank before each peak: a winter villa page live by September, Eid pages a few weeks before the expected dates, not the week of.
Price against hotels, not only against other listings. Dubai's 827 hotels, with 154,264 rooms, averaged 80.7% occupancy in 2025 at an average daily rate of AED 579, up 8% on the year. A two-bedroom apartment that sleeps a family for less than two hotel rooms is a direct-booking argument worth making in plain words on the page.
A direct booking website for short-term rentals: the pages it needs
Most operator websites are a homepage with a search widget, a gallery and a booking engine embedded from the channel manager. The booking engine is essential and invisible to Google: unit names, prices and availability that live inside a widget give search engines and AI assistants almost nothing to read. Around it, the site needs pages written as text.
| Page | Answers searches like | Must show |
|---|---|---|
| ★ One per area with units | short term rental dubai marina | The units there, walking times to beach and metro, parking, what the area suits |
| One per property type | villa with private pool dubai for staycation | Private or shared pool, bedrooms, sleeping layout, garden, real photos |
| Each unit | The unit's own name and building | DET permit number, the full price with every fee shown, house rules, live availability |
| Monthly stays | holiday homes dubai monthly | Monthly prices, what is included (DEWA, internet, cleaning), minimum stay |
| Guest guides | Questions guests ask before choosing an area | Which area for families, for a first visit, for business; honest trade-offs |
| Arabic and other languages | فلل للايجار اليومي في دبي مع مسبح خاص | The same pages, written for each market, with prices in dirhams |
| Trust | What a first-time direct guest checks | Licence, permits, insurance, payment security, cancellation policy, reviews |
Show the whole price. A direct guest compares your total against the platform's total. If the cleaning fee and Tourism Dirham only appear at checkout, you lose the comparison and the guest's trust at the same moment.
Write for each market. A Saudi family choosing a villa for Eid reads Arabic and wants to know about privacy, a private pool and sleeping space for children. A Russian-speaking couple in January wants the beach and the walk to restaurants. Translating one English page serves neither well; pages written per market are multilingual SEO work, and guests searching from abroad before they fly are international SEO, a different contest from the searches made inside Dubai.
Getting on Google without breaking its rules
| Route | Allowed? | What it gets you |
|---|---|---|
| A Business Profile for each unit | No. Google lists vacation homes and other rental properties as ineligible | Suspension, and a profile you cannot recover |
| ★ A Business Profile for your office | Yes, if staff meet customers there during stated hours | Your brand in the map, reviews, calls, and a link to your site |
| ★ Vacation rental listings on Google | Yes, through a Google connectivity partner, often your channel manager | Units in Google Search, Maps and travel search, with free booking links to your site |
| Your website in ordinary search | Yes | Area, villa, monthly and Arabic searches, all year |
Google's vacation rental listings are the most underused route. Google says partners can send rates, availability and content, that listings can link to the operator's own booking pages, and that there are no fees for referrals or bookings Google generates. Ask your channel manager whether it is a Google partner and whether your units are switched on. It is one setting between you and a free direct-booking channel.
Vacation rental marketing strategy: every channel compared
| Channel | On an AED 1,000 booking | Who owns the guest | Use it for |
|---|---|---|---|
| Airbnb, host-only fee | AED 845 to you | The platform | Reach and first stays |
| Airbnb, split fee (being phased out) | AED 970, but the guest pays 14.1–16.5% on top | The platform | The same, while it lasts |
| Booking.com | Less the commission in your agreement | The platform | Hotel-minded travellers, GCC and European demand |
| Google vacation rental listings | AED 1,000 less your channel manager's cost | You | Guests comparing on Google |
| ★ Your website and WhatsApp | AED 1,000 less card fees | You | Area, villa, monthly and Arabic searches, repeat guests |
Instagram, TikTok and creators belong in the mix as well, for showing the view and the pool, but they send people to look, not to book. A strategy that works sends that attention to pages that can take a booking.
Winning the second booking
Inside Airbnb, do not try. Its rules bar links in listings or messages that take people off the platform, and discounts for booking elsewhere, and breaking them risks the listing. What wins the second stay is a brand guests can find. Use one operator name everywhere a guest meets you, the same name on your Google profile, and a website that ranks first when someone searches it next year. The searches for operators' contact numbers and reviews in the first table are exactly those guests, coming back on their own.
For guests who booked direct, the relationship is yours: a thank-you with their stay photos, first sight of Ramadan, Eid and New Year availability, and a returning-guest rate on your own site. Repeat guests are the cheapest bookings you will ever win.
Measure three things monthly: the share of bookings that came direct, searches for your brand name in Google Search Console, and how many direct guests come back. If the direct share is not rising after six months, the pages are not doing their job, and that is the conversation to have with whoever builds them.
Getting named when guests ask ChatGPT
"Best area in Dubai to rent a villa with a private pool for a family of six" is exactly the kind of question travellers now ask ChatGPT, Gemini or Google's AI Mode. The answer names areas and sometimes operators, and it leans on pages that state facts plainly: bedrooms, private or shared pool, walking time to the beach, parking, the full price. A unit description written as "luxury living at its finest" gives an assistant nothing to repeat. Our ten checks for when ChatGPT does not mention your business apply to operators as they are.
What it costs, and how many direct bookings pay for it
Our SEO retainers are AED 3,399, AED 5,499 and AED 8,299 a month, set out on our SEO packages page. An operator with units in one or two areas is usually well served by Starter; several areas, villas and a monthly-stays line need Mid; an operator building Arabic, Russian and European-language pages at scale is the Rapid Growth case.
The chart is deliberately conservative: it counts only the fee saved on bookings that move from Airbnb to direct. A family that found your private-pool villa page in Arabic and would never have found you on a platform is worth the whole booking, not 15.5% of it.
From renting visibility to owning it: Darb Estates. Not a holiday-home operator, but the same dependence. When work began with this Dubai Hills brokerage, 78% of its listing traffic came from Bayut and Property Finder. The work: 1,100 thin off-plan pages consolidated into 410, 22 community pages built on quarterly transaction data and rebuilt natively in Gulf Arabic, a quarterly rental index that earned 11 press pickups and 34 referring domains, and a WhatsApp lead line answered within four minutes. After 30 months, organic sessions had grown from 2,380 to more than 11,660 a month, verified leads from 31 to more than 186 a month, and the cost of an organic lead had fallen from AED 290 to AED 48. The detail is in the Darb Estates case study.
Worked example: a 15-unit operator in Dubai Marina and JVC. Illustrative. Average booking AED 5,000, almost all of it through Airbnb. Months one to three: area pages for Dubai Marina and JVC, a monthly-stays page, unit pages with permit numbers and full prices, the office's Google profile verified, vacation rental listings switched on through the channel manager. Months four to six: Arabic villa and family pages, a guest guide comparing the two areas, returning-guest rates for direct guests. If five bookings a month move to direct by month six, that saves about AED 3,875 a month in Airbnb fees alone, more than the Starter retainer of AED 3,399, before counting a single new guest.
Frequently asked questions
How do I get direct bookings instead of Airbnb in Dubai?
Be findable where guests search before they open an app: area and property-type pages on your own site, a Google Business Profile for your staffed office, vacation rental listings on Google through your channel manager, pages in the languages your guests use, and a brand name returning guests can search. Keep Airbnb for reach and let your own site win the second booking.
Is it legal to take direct bookings for a holiday home in Dubai?
Yes, if the unit is registered and approved as a holiday home by the Dubai Department of Economy and Tourism before it is listed anywhere, and you meet the permit's obligations such as collecting the Tourism Dirham. The channel does not change the rules. This is not legal advice; check current requirements with DET.
Can a holiday home have a Google Business Profile?
Not each unit. Google's guidelines list vacation homes and other rental properties as ineligible, while a staffed office that guests can visit is eligible. Individual units can still appear on Google through vacation rental listings sent by a Google connectivity partner, usually your channel manager.
How much does Airbnb charge hosts in Dubai?
Airbnb's help centre says most hosts now pay a single host-only fee of 15.5%, with some between 14% and 16%. The older split fee, 3% from the host plus 14.1% to 16.5% from the guest, is being phased out, and hosts who move cannot switch back.
How much does SEO cost for a holiday home company in Dubai?
Our retainers are AED 3,399, AED 5,499 or AED 8,299 a month. Counting only the 15.5% Airbnb fee saved, an operator whose average booking is AED 5,000 covers Starter with about four and a half bookings a month moved to direct.
How do I get my holiday homes recommended by ChatGPT?
State the facts guests ask about in plain text on your own pages: bedrooms, private or shared pool, walking time to the beach or metro, parking, the full price including fees, and your DET permit. Keep your brand consistent across Google and the platforms, and earn reviews and local mentions that describe the stay.
If you would rather have this done, we build area, villa, monthly-stay and Arabic pages for Dubai holiday-home operators and report against direct bookings, not rankings. Ask us for a free audit and we will show you which searches send your guests to the platforms instead of to you.
